SHORT SALE / DEED IN LIEU / FORECLOSURE DEFENSE
RATE SHEET
- SHORT SALE PACKAGE $850.00
- Realtor or Seller will provide the sales contract to our office.
- Realtor or Seller must provide all necessary documentation, including contract, financials required by lender, outstanding amounts due to homeowner/condo associations and any amounts to be listed on the HUD-1 Settlement Statement to be paid by the lender.
- We will prepare the HUD-1 Settlement Statement and forward the financial package to the lender.
- We will continue to monitor the progress of the short sale process with the lender and keep the parties apprised of the status of the sale.
- OUR OFFICE WILL DEAL WITH THE HOURS AND HOURS OF REQUIRED PHONE CALLS.
- We will list an additional fee for our services on the HUD-1 Settlement Statement submitted to the lender, which will reduce the payoff to the lender.
- LOAN MODIFICATION PACKAGE $850.00
- Meet with homeowner and obtain necessary financial documents to submit to lender to request modification of loan.
- Our office will submit financial package to lender to initiate request for modification of loan.
- OUR OFFICE WILL DEAL WITH THE HOURS AND HOURS OF REQUIRED PHONE CALLS.
- Our office will monitor the lender’s progress of the file and keep the homeowner apprised of the status.
- If our office is successful in obtaining a modification, the homeowner’s shall pay an additional fee of:
- $1,500.00 if interest rate is reduced by at least 2%
- $1,250.00 if interest rate is reduced by at least 4%.
- 50.00 if interest loan is converted from a variable to a fixed rate.
- DEED IN LIEU OF FORECLOSURE NEGOTIATION- INCLUDED IN ALL SHORT SALE AND/OR LOAN MODIFICATION PACKAGES
- Meet with homeowner and obtain necessary financial documents to submit to lender to request deed in lieu of foreclosure.
- Submit financial package to lender to initiate request for deed in lieu of foreclosure.
- Monitor the lender’s progress on the deed in lieu of foreclosure and keep the homeowner apprised of the status.
- OUR OFFICE WILL DEAL WITH THE HOURS AND HOURS OF REQUIRED PHONE CALLS.
- If our office is successful in obtaining a deed in lieu of foreclosure, the homeowner shall pay a fee of $1,500.00 at the completion of the case.
- FORECLOSURE DEFENSE $1,750.00 – INITIAL PAYMENT
$ 195.00 – MONTHLY MAINTENANCE FEE
- Meet with homeowner and review Complaint filed by Plaintiff
- Prepare response to Complaint and file same with the Court. Includes,
- Motions to dismiss,
- Answers, and/or
- Affirmative Defenses
- Appear at ALL hearings on behalf of homeowner.
- File any appropriate discovery documents on behalf of homeowner, including
- Requests for production,
- Requests to admit, and/or
- Interrogatories
- Work with Realtor and homeowner to procure a contract for the subject property.
- Negotiate short sale on behalf of homeowner (see #1 above for terms of representation for short sale).
